Here's a detailed breakdown based on real numbers so you can make an informed decision.

Home Prices: What You're Actually Paying

As of early 2026, median home prices across these three areas look like this:

  • Valrico (33594/33596): $385,000–$430,000 for a 3–4 bedroom single-family home. Older established neighborhoods like Bloomingdale or River Hills tend toward the higher end, while homes off Lithia Pinecrest or Valrico Road come in closer to $350,000–$390,000.
  • Brandon (33510/33511): $310,000–$365,000. Brandon offers the lowest entry point, especially in neighborhoods west of Parsons Avenue. Homes near Westfield Brandon Mall and along Providence Road are among the most affordable in east Hillsborough.
  • FishHawk Ranch (33547): $450,000–$550,000. FishHawk commands a premium thanks to its master-planned amenities, newer construction, and top-rated school zoning. Homes in FishHawk Trails and Starling at FishHawk push well above $500,000.

The price gap between Brandon and FishHawk can exceed $200,000 for comparable square footage. Valrico sits in the sweet spot — you get larger lots and established trees without the CDD fees that inflate FishHawk costs.

  • Valrico: A home assessed at $400,000 with a homestead exemption typically pays $5,800–$6,800/year in property taxes ($483–$567/month).
  • Brandon: At $340,000 assessed value, expect $4,900–$5,700/year ($408–$475/month).
  • FishHawk: At $500,000 assessed value, taxes run $7,200–$8,400/year ($600–$700/month). FishHawk properties also carry CDD assessments on top of this.

Keep in mind: Florida has no state income tax, so property taxes fund a larger share of local services than in many other states. The homestead exemption knocks $50,000 off your assessed value, saving roughly $1,000–$1,200/year.

HOA and CDD Fees: Where FishHawk Gets Expensive

That CDD fee is a big deal. It's a special tax district that pays for the infrastructure the developer built — roads, drainage, parks, pools. It doesn't go away. It gets added to your tax bill and you pay it for the life of the bond, often 20–30 years.

  • Valrico: $2,800–$4,200/year for a standard HO-3 policy on a $400,000 home. Flood insurance is separate and depends on your flood zone — most of Valrico proper is Zone X (minimal risk), but pockets near the Alafia River require flood coverage at $400–$1,200/year.
  • Brandon: $2,600–$3,800/year. Slightly lower premiums reflect lower home values and newer roof stock in some neighborhoods.
  • FishHawk: $3,200–$4,800/year. Higher home values drive higher premiums. Newer roofs help, but replacement cost on a $500,000+ home keeps rates elevated.

  • Internet: Spectrum and Frontier cover most of east Hillsborough. Expect $50–$80/month for reliable service. FishHawk has fiber availability in some sections.

Groceries, Gas, and Daily Expenses

Day-to-day costs are roughly comparable across all three areas, but convenience matters.

  • Brandon has the most retail density — Walmart, Costco, Aldi, Publix, and dozens of restaurants along SR-60 and Causeway Boulevard. You'll spend less time and gas getting errands done.
  • Valrico has Publix locations on Lithia Pinecrest and Bloomingdale Avenue, plus restaurants and shops along SR-60. Slightly less selection than Brandon but very manageable.
