When FSBO Might Make Sense

  • You are selling to someone you already know (family, neighbor, investor with a direct offer)
  • You are a licensed agent or attorney yourself
  • The property is land or a low-value asset where commission exceeds the marketing benefit

When FSBO Does Not Make Sense

  • You need MLS exposure to maximize price
  • You are in a competitive school zone (Newsome, Bloomingdale) where pricing strategy directly affects your bottom line
  • You are not comfortable negotiating inspection repairs and appraisal disputes
  • You are relocating and cannot manage showings and paperwork from a distance
