Where Valrico Prices Landed After the First Half

As of mid-2026, here is what the data shows for the two Valrico ZIP codes:

Valrico 33594 (Bloomingdale, Twin Lakes, Copper Ridge, Wellington)

The 33596 premium over 33594 reflects the persistent Newsome High School zone premium. That gap held through both quarters. Buyers willing to accept Bloomingdale High School zoning in 33594 continue to get meaningfully more square footage per dollar.

Q1 2026: A Deliberate, Measured Start

The first quarter opened with buyers and sellers both in a wait-and-see posture on mortgage rates. Key Q1 figures:

Bloomingdale in 33594 benefited from families priced out of 33596. Updated homes in the $375,000 to $430,000 range moved in 25 to 35 days during spring, the fastest pace that neighborhood had seen in over a year.

Updated homes with mature trees and well-maintained lots moved fastest. Properties that needed cosmetic work saw longer marketing times.

Buckhorn and Buckhorn Preserve (33596): The strongest-performing submarket in Valrico during H1. Newsome zone family homes in the $450,000 to $525,000 range drove intense spring competition. Multiple offers were not universal but did occur on well-priced, move-in ready homes.

River Hills Country Club (33596): The $600,000-plus segment saw more patience from buyers. Golf-front custom homes averaged 35 to 50 days on market even during Q2. River Hills produced solid transactions but required more time than the broader market. The 12-month average sold price through April 2025 was $580,871 across 76 closed sales. Current listings range up to $1,175,000 for golf-frontage custom builds.

Diamond Hill (33596): Extremely limited inventory with 2 to 3 active listings at most times during Q2. The handful of homes that listed saw immediate attention. Large-lot, no-HOA Diamond Hill properties are among the rarest product in east Hillsborough County.

Twin Lakes (33594): One of the strongest entry-level segments. Pool prevalence, Bloomingdale school zoning, and price points in the $330,000 to $450,000 range attracted first-time buyers and investors. Twin Lakes sold fastest at the $350,000 to $400,000 range during Q2.

What Rising Hillsborough County Inventory Means for Valrico

Hillsborough County overall now shows approximately 15,720 homes listed, up 27.47% from a year ago. That countywide inventory expansion is real and it does affect buyer psychology. When buyers see more homes to choose from across the region, their urgency decreases.

Valrico's specific position within that countywide picture matters. Unlike Wimauma (33598), which has a heavy new construction pipeline that can reset price expectations, or Riverview, where developer-priced new homes compete directly with resales, Valrico has very limited undeveloped land. There is no meaningful supply of builder inventory to undercut existing home sellers. That structural scarcity has held Valrico's inventory more stable than the county average suggests.
