Transportation: You need a car. There is no public transit in Valrico. Gas: $150 to $300/month depending on commute distance. If you commute to Tampa daily using the Selmon Expressway (toll), add $130 to $220/month in tolls.
Healthcare: HCA Brandon Regional Hospital is 10 to 15 minutes from most Valrico neighborhoods. Urgent care clinics and specialist offices are along Bloomingdale Avenue and SR-60. Health insurance costs are comparable to the Florida average.
The Pros
Schools
Newsome High School in eastern Valrico is the draw. Top-rated academics, competitive athletics, active extracurriculars. Bloomingdale High on the western side is solid. Multiple elementary and middle school options with generally positive ratings.
Space
Valrico lots are larger than comparable suburbs. Where a new build in Riverview might sit on 5,000 sq ft, a Bloomingdale home sits on 8,000 to 12,000 sq ft. Diamond Hill offers half-acre to acre lots. You get a real yard, real privacy, and room for a pool without touching your neighbor.
Value
Compared to closer-in Tampa neighborhoods, Valrico delivers 20 to 40% more home per dollar. A $500K home here would cost $700K to $900K in South Tampa.
No State Income Tax
Florida has no state income tax. For relocators from California, New York, New Jersey, or Illinois, this alone can save $10K to $30K+ annually depending on income.
Community Feel
Valrico is residential, not commercial. Quiet streets, established neighborhoods, low crime, and neighbors who know each other. It is not flashy — it is comfortable.
The Cons
Insurance Costs Are High
Homeowners insurance in Hillsborough County runs $3,500 to $7,000/year. If you are moving from a state where insurance costs $1,200, prepare for sticker shock. Budget for this before you buy.
Summer Heat and Humidity
June through September: 90 to 95 degrees with humidity that makes it feel like 105. Afternoon thunderstorms are daily from June through August. Your AC bill will be $250 to $350/month in summer. Outdoor activity shifts to mornings and evenings.
The Commute
SR-60 and I-75 during rush hour are congested. A downtown Tampa commute runs 40 to 60 minutes. The Selmon Expressway ($3 to $5/toll) saves time but costs money. Budget 80 to 120 minutes of daily commute time if your office is in Tampa.
Limited Walkability
Valrico is car-dependent for everything. No walkable downtown, no main street with local shops, no public transit. Grocery stores, restaurants, and retail are along the Brandon border — a 5 to 15 minute drive. If walkability matters, look closer to Tampa.
Flood Pockets
Most of Valrico is Zone X (minimal risk), but pockets near the Alafia River carry flood designations. Flood insurance adds $1,500 to $5,000/year. Always verify FEMA zone before buying.
