Why people move to Valrico
Valrico is an unincorporated community in eastern Hillsborough County, about 15 miles east of downtown Tampa. The name means "rich valley" in Spanish, given by a Tufts College professor who purchased land here in the 1880s. Today it's home to roughly 38,000 people and consistently ranks as one of the most desirable suburbs in the Tampa Bay area.
People choose Valrico for three main reasons: schools (Bloomingdale HS and Newsome HS are both A-rated), lot sizes (larger than Brandon or Riverview), and no city taxes (unincorporated Hillsborough County means you pay county taxes only, no municipal layer). The median home price is approximately $415K. Property taxes run roughly $3,000 to $5,000 per year depending on assessed value and homestead exemption. Homeowners insurance costs have increased statewide, but Valrico's location inland (away from coastal flood zones) helps keep rates lower than beach communities. Most of Valrico is in Flood Zone X, meaning flood insurance is not required.
Schools
This is the big one. Bloomingdale High School and Newsome High School are both A-rated and among the top public high schools in Hillsborough County. Downtown Tampa is approximately 30 minutes via the Lee Roy Selmon Expressway (toll) or 35-45 minutes via I-75 depending on traffic. MacDill AFB is about 35 minutes. Brandon and Riverview commercial areas are 10-15 minutes. Plant City and Lakeland are accessible via SR-60 and I-4 eastbound.
Parks and recreation
Lithia Springs Park (72° natural spring, camping, hiking), Alafia River State Park (mountain biking, equestrian trails), and Alderman's Ford Nature Preserve (kayaking, fishing) are all within 10-15 minutes. Diamond Hill Golf Club and River Hills Country Club provide golf options. Multiple community pools are available through HOA neighborhoods.
